Belfair and Hood Canal waterfront and retreat properties were favorably mentioned in the November issue of Seattle Homes Lifestyle Magazine. The article was written by Lindsey Rowe, and was titled “Close to Home”. The article focused on Seattle area second-home buyers looking for recreational properties that were in close proximity to where they live. The article showed that the top five Western Washington retreat locations were San Juan Island (very spendy) Whidbey Island (also very spendy), Lake Chelan, Hood Canal and Belfair. Of course Belfair offers several lakes. A 2006 survey indicates that 60 percoent of vacation homes are owned by Puget Sound resident. Interesting enough 11 of the 31 out of state buyers for Mason County last month were from California. Thought you’d like to know.

Belfair Washington Real Estate Battle Because of Last Will & Testament

Recently in Belfair, Washington I witnessed a real battle over real estate. It came about because of a Last Will and Testament. In the Will, a gal we will call Rhonda was scheduled to inherit a piece of real estate. Her sister, Tracy was listed as the only “Executor” of the Will with no alternate in case Tracy was unable or unwilling to probate the Will. In this case, Tracy has no interest in probating and will not give permission to Rhonda to probate. This leaves a very big question as to HOW Rhonda can take title to the property. The law doesn’t allow for her to take title without the property being probated. Therefore, she is in quite a predicament at this point in time. It seems to this writer that if the person wishing to leave a piece of real estate to an individual should seek legal advise about alternatives to just leaving the property in a Will or only designating one person on the Will to probate. For instance, what happens to the “probate” if that one individual they left to probate the Will were to predecease them or die at the same time. What good is the Will in this case. They have good intentions that cause more grief for the person they intended to get their property. Therefore, when thinking of your most valuable things, such as your real estate, think ahead and consult an attorney and your accountant.

Consumer advocates state that this is the absolute best time to invest in new property and Belfair, Washington is offering some extremely good buys right now. The scare by the media as to what the market is doing is causing buyers to be very wary. However, it is very common for the market to slow down a bit prior to a presidential election. If you have watched the market in the US lately, you will see that there are a lot of places where the market has declined. This is not the case in Washington State and certainly not in the Belfair, Allyn, and Shelton Washington area’s. As financial regulators who oversee the financial safety of the state chartered banks and credit unions, The Dept. of financial Institutions keeps a close eye on the real estate market conditions. This is specifically true in Washington. The market here is growing despite what is happening in other parts of the country and part of that reason is due to Canadian buyers. Canadians have come to see that Washington is a good place to invest for several reasons. One of the chief reasons is the close proximity to Canada and the somewhat warmer weather conditions. Washington also offers a wide variety of entertainment including, but not limited to, the Puget Sound waterway and the Olympic and Cascade Mountain ranges. The truth of the matter is there are some very amazing properties and great real estate deals in Belfair Washington. I viewed a fantastic parcel this morning. The owners were wonderful people who showed me their place with great pride. And it is well deserving pride too. They own 28 acres of land including a lot of valuable timber as well as their own private lake. And the lake isn’t small at all!! They can fish the lake year around and the wildlife dept. stocks it for them. The only other owner in the immediate vicinity (and one that owns about 1/3 of the lake) is Simpson Timber Company. The home they live in is charming and tastefully decorated with many, many antiques that are very interesting to view. The yard around the house was so amazing as to be considered unique in every way. One of the owners aspired to do landscaping for others and did a gorgeous appointment of her own yard. I want her to come do mine! It’s that pretty. The colors and warmth are everywhere. The barn where they keep their two prize horses is quaint and has a small but very livable apartment above it. They also rescue cats. They have a separate home just for the cats they rescue. The place is truly a serene and delightful piece of real estate. Washington State offers some amazing places and even more amazing people. I feel fortunate to sell real estate in the Belfair, Washington area.

Hiking in and around Belfair, Washington

This is a great time of year to be in or around Belfair, Washington. Hiking is a hop skip and a jump to some of the greatest trails in the Northwest. I took an easy 4 mile hike with my father just yesterday to the Staircase Trails. This is a very easy hike and very scenic as it follows a river the entire trip. There is great fishing for Dolly Vardon all along the river. This river is for catch and release only. Also nearby are Mount Rose and Mount Elenore. These are hikes for those who want a more challenging trip. Mount Elenore rises 5900 feet in 3 miles. Virtually uphill the whole way. However, when you get to the top it is not uncommon to see mountain goats wandering in the nearby meadow. There is still snow this time of year so it is advisable to take your ice axe with you. Once you arive at the tip you have the most spectacular views imaginable. You can see for a hundred miles or better in all directions. It is incredible. One more good reason for buying Belfair Washington real estate. Also close by are Allyn, Grapeview and Shelton Washington.

Belfair Washington Geoduck Digging Makes Real Estate More Valuable

Yes folks, it is true. The famous geoduck (pronounced “gooey duck”) is making Belfair, Allyn, Grapeview and Shelton Washington real estate even more popular than before. These ugly ducklings range in size from 7-12 pounds and sell as a restaurant delicacy for $10 or more per pound in as odd of places as China and Vietnam. They are comonly thought to be the world’s largest inter-tidal clam or mollusk and they are cultivated in many places in Puget Sound and Hood Canal. They are found deep in the tidal sands and got their names from our early native ancestors. Their name translates to be “dig deep” which is what you must do if you wish to find them. There are even special geoduck shovels for finding the critters. To cultivate these creatures, people plant their seeds in pvc pipe and watch them grow over a period of 5-7 years at which time they begin harvesting them. However, a geoduck of 100 years is not at all uncommon, they have been recorded as living to as much as 165 years. They can spawn a lot of babies in that time. Therefore, many beach owners are leasing their beach rights to people to these growers thus having their beaches help pay for themselves. One more good reason to buy real estate in Mason County Washington.

Belfair Real Estate Problems With Probate

What happens when a property is left in a Will to one son and nothing is left to the other? Well this is currently happening in a Belfair Real Estate Probate Issue. One brother, we will call him Tim, was living in the home while the other brother, Sean, was living on his own. Both brothers are in their 40’s. The mother who recently passed away was paying all of the bills for Tim. Sean is married and has lived away from the mother since he was 2. His grandparents raised him. Tim’s father was Sean’s stepfather. Tim’s father was a very domineering type of person and had the mother do a will leaving everything to Tim and nothing at all to Sean. This has caused a great deal of pain for both brothers. Tim originally agreed to give half of the estate to Sean but then thought better of it after the fact. He waited until the Probate was about to close and told the attorney that he is using to go ahead and follow the Will instead of honoring his agreement, signed and witnessed by 4 individuals. He has left Sean with little choice but to contest the Will. So now Sean is contesting the Will. His mother failed to mention that he was a child of hers and she was being controlled by the brother as the brother still lives at home. The mother paid the bills but the brother ran the house otherwise. It is now up to the courts to decide what will happen next. It will be interesting to see what the outcome of this situation will be. It is a good lesson to everyone that owns real estate. It is important to mention all of the heirs in any Will and grant them at least a tidbit so that the courts won’t side with the person receiving 100% of an estate. Real Estate can be a tricky businss.

We know that when you are thinking of selling your home the emotions come pouring out. It is a very difficult decision and you want to do it the right way the first time. So when an agent comes to your house and tells you that you can list it either with an Exclusive Agency Agreement or an Exclusive Right To Sell Agreement you need to make a decision. Most agents that will offer to actually list with an Exclusive Agency Agreement are less likely to do much to sell your home. This is because the Exclusive Agency Agreement will allow you to sell the property yourself if you find a buyer without having to pay a commission to the listing agent. This poses problems when there may be greedy buyers out there who just want to go around the real estate agent and get a better price for the house. An agent who would take this kind of listing would probably just put it in the Multiple Listing Service and wait to see if a buyer comes along. A good agent would never take this kind of listing. The Exclusive Right To Sell Agreement guarantees that the listing agent will receive a commission no matter who sells the house, including other brokers, yourself or the agent. By listing your property as an Exclusive Right To Sell Agreement you are more likely to get an agent that will work for you and do more to sell your house. If your home is on the Olympic Peninsula and you want to sell, you probably want a good agent and the agent that will only accept an Exclusive Right To Sell Agreement.

Hello again. Well the legislation proposed and passed a new consumer protection law. This law is intended to help people who own their home but are financially strapped and can’t afford the payments. The banks that are owed the mortgage on the house have been, for the most part, extremely helpful to these distressed home owners and have historically allowed a “Short Sale” as opposed to having the home forclosed. However, there have also been people willing and able to take advantage of these distressed home owners. So, with the new legislative laws, there are new forms and new rules for the Realtors to follow that will modify the assistance the Realtor provieds the “Short Sale” sellers.
